Sharjah-specific notes

Tasdeeq is filed in person at Sharjah Municipality — there's a Municipality online module added in 2024 but most filings still go through the counter for the document attachment step. We attach the title deed copy, the signed tenancy contract, both parties' Emirates IDs, and the security-deposit receipt, then route the file to SEWA for the utility activation handoff.

Sharjah RERA (established 2022) governs new contracts and disputes; rent-dispute filings route through the Sharjah Rent Dispute Committee — different forum to Dubai's RDC, similar process. Most landlords don't need to know this until they do, at which point speed matters.

Dubai Ejari: 24 hours via the DLD Dubai REST app once documents are complete. Abu Dhabi Tawtheeq: 3–7 days via TAMM. Sharjah Tasdeeq: 2–3 working days in person at Sharjah Municipality. Northern Emirates (RAK, Ajman, Fujairah, UAQ): typically same-day or next-day at the Municipality counter.

Yes — we file on your behalf using a Power of Attorney notarised at any UAE embassy. Once the PoA is on file, you don't need to be in the country for the registration, renewal, or utility transfer.

In Dubai, an unregistered Ejari blocks DEWA connection, visa renewals, school enrolment, and any case filing at the Rental Dispute Center. Penalty for late registration starts at AED 1,000 plus daily accrual. Other emirates have similar utility-blocking and lower direct penalties, but the utility block alone forces compliance.

Yes — the GDRFA visa-renewal process requires a valid tenancy registration as proof of residence. Without it, your visa renewal won't process, and dependent visas won't issue either.

No — it's called Tasdeeq, operated by Sharjah Municipality. Ejari is Dubai-specific, operated by the Dubai Land Department. Asking SEWA to connect utilities on the strength of an 'Ejari' from a Sharjah-issued contract will not work. We file the correct Tasdeeq form on your behalf.
