How Sharjah works

Sharjah uses Tasdeeq — not Ejari. The form is filed in person at Sharjah Municipality with the title deed copy, signed tenancy contract, both parties' Emirates IDs and the security-deposit receipt attached. SEWA won't connect electricity and water without a Tasdeeq number.

Sharjah's tenancy law has stricter family-occupancy rules than Dubai — single-male tenants in family-zoned buildings will get flagged by the Municipality. We screen tenants against the building's permit status before contract signing, so you don't end up with a Municipality notice three weeks in.

Sharjah RERA, established in 2022, governs new contracts and disputes. Rent-dispute cases route through the Sharjah Rent Dispute Committee — different forum to Dubai's RDC, similar process. We file directly with the committee.

Ejari is a Dubai-only system run by the Dubai Land Department. Sharjah's equivalent is Tasdeeq, operated by Sharjah Municipality. SEWA won't connect utilities without a Tasdeeq number. We file the correct form for your emirate.

Yes — Sharjah disputes route through the Sharjah Rent Dispute Committee, not the Dubai RDC. Process is similar (written demand, cure period, formal filing); forum and timelines differ. We file directly on your behalf.

Sharjah RERA's rent-increase rules permit a maximum increase at renewal under specific conditions (years since last increase, market-rate gap). We calculate the permissible increase per contract before sending the renewal notice.
