Sharjah has stricter occupancy rules than Dubai — single-male tenants in family-zoned buildings get flagged by the Municipality. We screen applicants against the building's occupancy permit before contract signing, so you don't end up with a Municipality notice three weeks after handover.
Tenancy agreement and Tasdeeq filed — not Ejari
Sharjah uses Tasdeeq, filed at the Sharjah Real Estate Registration Department (SRERD). It is not Ejari, and SEWA won't activate utilities without a Tasdeeq number. We file the correct form in-house, with the title deed, signed contract, both parties' Emirates IDs, and security-deposit receipt attached.
Move-in inspection with a signed inventory
Before the tenant moves in, we walk every room, photograph every surface and appliance, and produce a signed inventory. At move-out, we compare against that same record — the document that determines what comes from the deposit.
SEWA utility coordination — not DEWA
Sharjah utilities connect through SEWA (Sharjah Electricity and Water Authority). The Tasdeeq number goes to SEWA for activation. We coordinate both in one step — the tenant connects electricity and water once the registration clears, and the outgoing tenant's account closes before handover.
Rent cheques collected and administered in your name
The tenant issues post-dated cheques in the landlord's name — not ours. We receive, bank, and deposit each to your account on the due date. Bounced cheques: we notify you and follow up under UAE tenancy law.
Property visits and older-building condition monitoring
Sharjah's rental stock skews older — 15-to-25-year apartment blocks where plumbing is approaching end-of-life. Our periodic visits include a pressure-check of the water network to catch hidden leaks before they become a claim against the building next door.
Renewals and notices under Sharjah rent rules
Sharjah RERA (established 2022) sets its own rent-increase rules — different from Dubai's index formula. We calculate the permissible increase per contract, send the formal renewal notice in the required format, and handle the negotiation. Disputes route to the Sharjah Rent Dispute Committee — we file directly.

The Sharjah rental market — what landlords need to know

This is a common source of confusion: landlords who manage Dubai properties (or who worked with Dubai-focused agents) often ask for 'Ejari' in Sharjah. There is no Ejari here — and filing the wrong form, or with the wrong documents attached, causes delays that hold up utility connection and the tenant's move-in.
Sharjah also has stricter family-occupancy rules than Dubai. Residentially-zoned buildings in Sharjah have occupancy-permit categories that restrict certain tenant profiles.
